Seela Mart – A Vision Transformed in Adyar

Short Description:
We converted a former eye hospital into a 9,000 sq. ft. commercial hub in Adyar, now home to a
Korean supermarket, a women’s fitness studio, and a Singapore-based engineering company.

The Story:
On Kamaraj Nagar Second Street, Adyar, stood a building that once operated as Smart Vision,
a well-known eye hospital. While functional, it carried far more potential than a single-purpose
space.
When Konnect Realty took over its management, our goal was not just upkeep but maximizing
value. We envisioned a multi-business ecosystem that would diversify tenants, enhance returns,
and add vibrancy to the neighborhood.
The transformation saw each of the three floors (3,000 sq. ft. each) repurposed into unique
commercial spaces. The ground floor became Seela Mart, a Korean supermarket that brings
global flavors to the local community. The next floor turned into Pink Gym, a dedicated fitness
studio designed exclusively for women, adding health and lifestyle value. The top floor
welcomed Utracon, a Singapore-based engineering company, bringing an international
corporate presence into the building.
What began as a single-use facility is now a dynamic commercial landmark that serves
shopping, fitness, and business needs all under one roof. This project showcases how Konnect
Realty blends strategic planning with smart execution to turn properties into sustainable assets.
